    You want someone to buy a business in Orlando, so that you can lease it from him. Is that right? Is your mother in the position to do that? Otherwise, good luck.

    Have you tried to lease from the seller? If the market is slow, they may consider it.

    Yes, find one that specializes in small business property…it IS a different animal than residential.

    I have been in residential real estate for a very long time, but no way would I assist a client in the purchase/lease of a commercial property…the contracts are very complex and are far more flexible than with residential property.

    That is why you need to find someone that deals with it every day.
